288 Shawmut –
Mark Doherty/ Geno Ranaldi are starting a new project at 288 Shawmut Avenue and they
would like to get neighborhood support for decks and restoring the front of the
building (back to the original condition).
They would like to add large upper roof deck approx 10x12. They need enough room for a condenser for AC on the roof and they are looking at adding some kind of sound proofing detail around the condenser. They are going to zoning for variance for this. They would also like to add a lower roof deck approx 10x15. The upper deck is for views of the city/skyline.
The building is changing to 1 triplex, 1 duplex. The yard is probably 22ft x 9 feet and a rather small area. The right side abutter has not provided any comment. They are adding windows to the right side of the building and still need to contact direct abutters to discuss what they are doing.
There are two lower decks at 6 ft d x 8 ft. w. (BRA design).
Any change in the design of any of the decks would request a re-visit to the neighborhood association to make sure direct abutters concerns were covered.
Non opposition with the provision that no additional windows would be added beyond what was shown on the plans. According to Geno and Mark, the left abutter is ok with the windows as it allows her to build a deck now.
In the rear, they are proposing not using brick but want to use Hardy plank panels vs siding for cost and for strength.
No direct abutters in attendance. Abutter on the left is supposedly ok with it. Currently the addition is made of wood. It will be rebuilt in brick.
Letter of non opposition to be sent. 6 voted unanimously.
ÒDishÓ Liquor License – Ken Oringer/Verveine Corp
Ken Oringer and Jamie Bissonette of Verveine Corp and Karen Simao of McDermott, Quilty & Miller, LLP were in attendance. Mr. Oringer is looking to transfer DishÕs liquor license to Verveine Corp. Mr. Oringer is opening up a new restaurant at former Dish location, 253 Shawmut Ave. It will be called Coppa. No changes in the day to day operations are being sought, i.e. there is no proposed increase in capacity or change in closing hour.
Mr. Oringer lives in the neighborhood and owns Toro. He is looking for a second location in the south end neighborhood. He would like to go to licensing board on June 24 to transfer the Malt/Wine/Liqueurs(Cordials) license. He is asking for no change for capacity (40). No plan for a floor plan change. No change to the outdoor (24 seat 10pm closing). Indoor 1AM closing. Mr. Oringer is planning on spending a substantial amount of money on exterior and interior to give the space a facelift and make maintenance repairs such as repairing gutters, siding, etc. Landlord is Mike Conlan. Neighbors in attendance are in favor of having Mr. OringerÕs business coming in since he has an established presence in the neighborhood.
He is looking at creating an Italian small plates concept with Entrees priced reasonably at approx $11 each.
The existing license is malt, wine, liqueurs (cordials) license and they are not seeking to expand it.
The trash will be kept inside and then brought out nightly. 1-2x a week for bottles/recycling. A lot of the trash is going towards composting.
A neighbor expressed concern about the roof vent which points down to Taylor Street and asked if they could do something about that. Mr. Oringer said they would look into it.
They are hopefully opening in end of August.
Motion made to send a letter of non opposition to transfer the liquor license. Unanimously approved.
